Situated in the southern most Croatian village of Vitaljina in the Konavle region, Villa Roya is a late 16th century private family farmhouse which has been completely renovated inside, but left in its authentic original form outside. Natural materials, such as stone and wood, dominate throughout the house.
The house is on two levels with the bedrooms and living accommodation on the first floor, there is also a dining terrace on this level which overlooks the pool and garden. On the lower level is the games room with pool table, football table and dart board and an old tavern; this was originally the olive mill and was opened in 1885. It still has the restored olive mill wheel and in the tavern is a table seating sixteen, a fireplace for indoor barbeques, a bar, cooker, fridge, dishwasher and ice maker. The tavern has an excellent sound system. There is also a TV room on this level.
Every bedroom in the house has its own LED TV with USB port and the large living room has a big LED TV with satellite TV, DVD, CD and USB players. There is also a fax and photocopier, telephone and video surveillance system. Wi-fi is available throughout the house and grounds.
The large swimming pool is at the front of the house, it has an integrated area with massage pumps for backs, thighs and feet for eight people. There is also a pump for swimming against the current! LED lighting in the pool, in 16 colors, can be controlled by a remote control and has multiple programs for changing colors. The terrace around the pool has sun beds and umbrellas and the stereo sound system around the terrace can be controlled by smart phones and has internet radio and live stream option. On the terrace there is an outdoor shower as well as a bathroom with shower.
Right next to the terrace and the swimming pool there is a ‘glorijet’ (a traditional covered terrace) and a summer kitchen with a 4.8m table for 20 people made from 120 year old northern Croatian/Slavonian oak. There is a large (2.5m long) barbeque, a bread oven, refrigerator, ice maker and oven. The stereo sound system with a projector and screen is ideal for watching sports and similar events on summer nights. In front of the ‘glorijet’ there is a foot-tennis and badminton court. Foot-tennis is a popular game that combines football, tennis and volleyball. It is floodlit for night time games.
The garden has an automatic irrigation system and is on three levels with trees typical of the region - orange, lemon, quince, pear, cherry, olives, figs, almonds, wild pomegranate, cypress, oak. There are many fragrant flowers including roses, birds of paradise, a great mimosa, lantana, jasmine, cycads, lavender, oleander, petunias, rosemary, basil, oregano, bay leaf, sage, thyme and mint.
Villa Roya is ideal for those seeking peace, privacy and a relaxing atmosphere together with exploring the entire Konavle region and its attractions. The pleasant climate, clean air, walks by ancient vineyards and olive groves with beautiful views of the sea and nature are just some of the things you can enjoy.
On arrival you will find a cold platter of assorted cheeses, smoked ham, sausages, olives, homemade bread, bottles of premium quality local red and white wine and champagne, a variety of locally made products including candies almonds, orange peels, jams, olive oil, vinegar, honey, cakes, fruit and liqueurs.
All essentials are provided such as toiletries, shower caps, spices, tea, coffee, juices and cleaning products.
There is a border crossing with Montenegro is 3kms away. The nearest beach is located on the peninsula of Prevlaka, 5kms from the house. The whole area of Konavle, from Cavtat to Prevlaka, is known for its good quality wines, beautiful vineyards, olives and olive oil, and excellent cuisine. Guests have the choice of various activities that include rich flora and fauna sightseeing, visiting taverns that prepare local traditional delicacies, old wine cellars tours with wine tasting. Also many sports, recreational and adventurous activities are available.

Dubrovnik, in the extreme south of Croatia was proclaimed by Lord Byron to be the Pearl of the Adriatic. It really is a special place with magnificent marble streets and baroque buildings glistening in the sunshine. The main pedestrian area is lined with cafes and shops and has magnificent monuments at either end. The architecture is amazing with churches, monasteries, and museums and although Dubrovnik was badly damaged in the siege of the early 90’s, restoration has been painstaking and it is almost impossible to imagine that there was such extensive destruction. Beyond the city are the gorgeous beaches, densely wooded peninsulas and the turquoise Adriatic dotted with lush islands.
There are some great shops including many designer brands and while wandering through the streets you will hear a variety of sounds from the various street performers from Dalmatian vocal groups to chamber music and the magnificent setting of the Rectors...
Once you tire of walking the Dubrovnik cable car takes you to Mount Srd which has the most magnificent views of the city. Or you can take a boat trip and see Dubrovnik from the sea and visit some of the numerous islands. The Mljet National Park is a must for nature loves as is the island of Kor?ula, the birth place of Marco Polo. Lokrum (The Island of Love) is close to the old city, this magical place is steeped in history and legends. The cuisine is excellent with Dalmatian smoked ham, cheeses, smoked meat and stews along with pastas and local lamb.
The world's second longest wall (after the Great Wall of China) is the wall of Ston, the small town famous, among other things, for shellfish and in particular oysters. On the road to Ston is the Arcadian Trsteno Arboretum, where one of the most beautiful women of the European Renaissance, the red-haired poetess Cvijeta Zuzori? wrote her rhymes. Take a walk under the crowns of ancient trees and see your reflection in the Neptune and Nymphs Fountain. The Pelješac Peninsula is the best-known wine-growing area in the south of Croatia, where you can enjoy the typical Plavac Mali wine and truffles.
