Situated in the picturesque bay of Zaton, just a 10 minute drive from “The Pearl of the Adriatic” – Dubrovnik, Villa Zaton is a unique private estate with six spacious bedrooms, vast living spaces and beautiful, expansive, Mediterranean garden with a swimming pool and private chapel.

Built in the 15th Century, the villa was originally a summer retreat for the Croatian aristocracy. With a striking, waterfront location, impressive but unpretentious interiors, a tranquil garden and complete privacy it is a fabulous example of Dubrovnik Renaissance architecture. 

The property has recently been painstakingly restored to its former glory, in conjunction with numerous conservation and restoration experts it is registered as a Croatian National Heritage Monument. 

There is a real sense of history at the property; from the original stone staircase, 15th Century wall niches and the private chapel of St. Jerome which is tucked away in a corner of the garden.

The last family to inhabit the villa left in the 19th Century from which time the estate was abandoned and fell into disrepair until the present owner decided to return it to its former glory. The restoration took two years to complete and the result is a historic ambiance infused with modern comfort and contemporary design.

The main entrance sits at the end of Zaton bay, along the waterfront promenade. Stepping into the southern courtyard the massive stone walls make it clear that you are about to enjoy an exclusive and unique experience in an atmosphere quite different from newly built villas. Furnished with outdoor sofas, the courtyard is focused around the staircase leading onto a modern, glass bridge which runs over its length and connects two terraces on the first floor. From both these terraces and from the bridge the views of Zaton bay, its marina and the crystal clear Adriatic have to be seen to be believed! 

The main house is spread over two levels, the interior is a combination of local stone, top quality wood and glass. Its clean and modern design lines successfully merge contemporary minimalism, warmth and original features, some dating back 500 years.

The fully equipped, professional kitchen is a cook's dream! The open-plan living area consists of a modern bar area, cosy living space with a fireplace and an impressive dining area with stone floors . It is dominated by the one piece table made of wood and stone which seats sixteen people.

The first floor is accessed via the historic staircase (may not be suitable for young children) and leads to the central common area on the upper level. This is an airy space full of light, with high ceilings and double doors leading onto one of the two terraces. 

The four suites on the first floor are all on two levels, with a wooden staircase leading to a gallery with a double bed. Each suite has a modern shower room with walk-in shower, underfloor heating, a lounge area, satellite TV, a safe and toiletries.

Behind the main house and completely secluded by high, stone walls, the enchanting terraced gardens extend over 1500m2 and are fragrant, quiet and private. The air is scented with citruses, olives and lavender together with herbs and spices for you to enjoy in your meals. There is an inviting, shaded lounge area and outdoor grill beside the swimming pool.

There are both SONOS and BOSE sound systems throughout the property.

Weddings & parties may be accepted at this house on request.  Venue hire fees will apply.  Please ask us for details.

Additional Costs & Information

  • Minimum stay 1 week from June - September (5 days at all other times).
  • Saturday arrival preferred. Alternative arrival on a request basis only to avoid leaving empty days between bookings. Please always check with us to make sure the dates you require are acceptable.
  • Prices may be subject to a currency surcharge
  • Booking deposit 30% of the villa rental, balance due 8 weeks before departure

Things we love
"We highly recommend a walk around the walls of Dubrovnik. For around 200 Kuna, you can walk the entire circumference of the city, taking in the spectacular views of the terracotta roofs, interesting architecture, stunning gardens and, of course, the Adriatic Sea beyond. The sea sparkles a beautiful blue and is practically transparent to the sea bed, apparently down to the high salt content, making it very unique indeed."
Things to be aware of
"Eating out in the Old Town, or just outside the walls, can be pricey, especially when the establishments boast such sensational views! However, it is possible to find cheaper places to eat and it is worth exploring the different areas of Dubrovnik such as Gruz and Lapad where you will find many more restaurants and bars to enjoy."
